All prospective tenants are required to complete an application form within 48 hours of paying a holding deposit. Any individuals over the age of 18 residing in the property, will also be required to provide previous address details, employment information and some personal details so that Affinity can carry out appropriate references and credit check.
In the event of an applicant receiving an unacceptable reference, they may put forward a guarantor who will in turn be referenced.

Part of the application process requires us to obtain written references to support the information you provide. It's nothing to worry about! This usually involves us contacting your employer and current and/or previous landlord ,viewing your last 3 months bank statements, address information for the past 3 years and appropriate ID (ideally a passport) . We will also carry out a credit check using an independent referencing company.

Prior to a tenancy commencing or on the day, a deposit of five weeks rent will be collected and held in a tenancy deposit scheme. This is a requirement by law in accordance with the Housing Act 2004. A deposit is used in the event of any damage or breakage caused to the property.

Once we have received satisfactory replies to our referencing checks, we will contact you to agree a move in date. At time of check-in you will be provided with a 'Schedule of Condition and Inventory' relating to your property. You need to read this document thoroughly and notify us of any discrepancies within seven days of the start of your tenancy. After this, it will be assumed you are accepting the property in the condition described.
A housing act tenancy will be an Assured Tenancy which has no minimum or maximum term and subject to you adhering to the terms of your tenancy, you are welcome to continue renting the home until such a time that the landlord may wish to sell or re-occupy the property for themselves or close family members
If you make the decision to leave your property, you are required to give two-months notice in -line with your rent due date. We hope you enjoy every moment living in your new property, however we understand that from time to time you may experience some issues. Whether it's a problem with your boiler or your washing machine has stopped working, we are on hand to ensure these problems are resolved quickly.
If you do have an issue, the first step is to inform us as soon as possible. You can do so by visiting our Report Maintenance page or for more urgent repairs please call the office directly on 01908 639098. For out of hours emergencies the office line will divert to a mobile. Please note this is strictly for emergencies only that cannot wait until the following day to report.
The legislation is very different when renting a commercial property. You will not be signing a tenancy agreement, it will be a lease or a license.
You can negotiate the specific terms of your contract and this will all be reflected in the document that you sign alongside the landlord.
Unlike residential, you are likely to be responsible for maintaining the premises, paying for any service charge, building insurance, business rates and agency fees.
Ensure you are fully aware of everything you will be responsible for before committing.

Commercial leases can often be for long periods, sometimes up to 10 years so is vitally important that everything is clear before you commit.

We will attend your home on a routine basis to check all is well. We will give you plenty of notice of our intended visit (minimum of 24 hrs notice). As this visit will be conducted during normal working hours we appreciate that you may be at work and as such you are not required to be home. We can access the property with our keys and will leave you a note of any findings.
We will also send out from time to time a ‘Tenant- Self Check Property Form’ for tenants easy online completion. We are then able to follow up with you any areas of concern.
