If you decide you like the property, you will need to complete an application form and pay a holding fee of 1 weeks rent per property which if successful will be used to offset against your first months rent . Payment can be made via bank transfer or debit card (cash and credit card not accepted). This will automatically remove the property from the market and ensure no further viewings take place.
We will require personal information,relevant ID along with details of your employer and a previous landlord (if applicable) and copies of your the last 3 months bank statements. To complete the process we will carry out a credit and reference check with an independent and regulated agency.

This is a fee payable to reserve a property whilst you undergo referencing.
It will equate to the equivalent of one weeks rent of your chosen rental property and is payable per property. Payment can be made via bank transfer or debit card (credit cards and cash not accepted)
Once you complete referencing and assuming all is well to proceed to a tenancy, this fee is credited against your first months rent.
Tenancies are expected to commence within 14 days of the holding fee being paid unless agreed otherwise.

Depending on the circumstances, on some occasions a guarantor can be used to support your application. A guarantor is used as a backup and must complete an application form . Should the guarantor also fail referencing, it may be possible to pay six month's rent in advance. Affinity Lettings would require the landlord's permission to do so.
Once we've received a satisfactory result from all your checks, we will agree on a date for your tenancy to commence and draw up the necessary paperwork. At this point we will let you know the final balance that is due including deposit and rent. This payment can be made via bank transfer or debit card (credit cards and cash not accepted) once the tenancy has been signed.
A tenancy agreement is a legally binding document which details the obligations and responsibilities of the Tenant and the Landlord. Most of our agreements are referred to as Assured Tenancy Agreements
Whereby your tenancy is a Housing Act tenancy, there is now minimum or maximum period. You may give two-months notice to end your tenancy at any time, in line with your rent due date.
If you are a company renting a property and outside of the housing act, a standard period is for six months, in some instances we can grant a longer term such as 12 months.
Affinity requires a deposit equal to Five week's rent. This deposit is used as a form of assurance to the landlord that in the event of the property being damaged or left in an unclean state, the deposit can be used to cover some of these issues. In accordance with the Housing Act 2004 all deposits must be held in a tenancy deposit scheme. Affinity registers all deposits with the DPS (Deposit Protection Service) a government approved custodial scheme.

The preferable way to pay is via standing order/bank transfer.
We do also accept debit card payments over the telephone or at our office in person.
In most cases (unless agreed otherwise) rent must be received each month on the due date being the anniversary day of when you moved in. For example: if you tenancy commenced on 10th of a month, then your rent will be due on the 10th of every month thereafter.
Please note; your tenancy is at risk and you will lose your home if you fail to make your rental payments in full and on time. Please ensure you do not fall into arrears and do talk to us at the earliest time should you foresee any difficulties.
You will be responsible for paying your utilities such as water, gas and electricity. As part of the move in process, Affinity will notify the relevant companies and provide meter readings accordingly.
You will also be liable for Council Tax and appropriate insurance for personal belongings.
If you decide to leave the property, you are required to give two month's written notice of your intent to do so, in line with your rent due date
This depends on the property. Please inform Affinity when you first register your interest if you have a pet, we will then advise you whether pets are allowed. Some leasehold properties such as apartments in blocks are restricted from allowing pets as part of the lease of the building. In these situations, no pets will be allowed.
Upon a written request from a tenant for a pet, we will review with the landlord and give you a response within 28 days. You must not house a pet until you have received a positive response. Whereby a landlord does agree a pet it may be on the agreement that 'Pet Damages' insurance is taken out to protect the property.
You will also be expected to leave the property free from per hair, fleas and any damages caused by the pet. It is therefore likely that you may well need to arrange to have the carpets steam cleaned and fumigated upon vacating the property to ensure you meet this requirement.
As an agency we accept housing benefit/universal credit on all properties that we market.
Benefit applicants are welcome to apply alongside any working tenants.
Our referencing process is initially based on the evidence provided to prove affordability, followed by selecting the most suitable candidate based on character and conduct references.

You must let us know in writing if you would like to have someone else join you in the property and whether it is to be a long term living arrangement or just a long or short term guest.
Circumstances may vary, however it is ultimately for the landlord to decide if he/she is agreeable and any potential over crowding of the property is also taken into consideration. You will receive a response from us in writing within 10 days.
In some situations you may just be asking for permission for a long term guest (anything between one month and three months). If agreeable to the landlord, we will issue you with a letter for an Authorised Occupier. This will explain that we are aware that you have the named person staying with you but that they are not recognised as a tenant and have no claims to the tenancy.
If you are wanting your named person to live with you more permanently/full-time they would need to fill out an application form and be referenced. If successful a fee of £50.00 is chargeable for a new tenancy to be drawn up for all adults over 18 to sign.
Please note: we will not agree to a full-time/permanent occupier in the property who is over 18 and does not feature on the tenancy

NO. The laws are very different from a residential tenancy. A commercial premises is let under a Commercial License or Lease. Such contracts with a commercial property are often tailor made to fit the requirements of both parties and reflect the negotiated deal.
Quite often as the leasee or licensee you will be responsible for keeping the property in repair; known as a full repairing lease.
Make sure you understand what you are signing up to with a business contract as you do not have the same protection under law as in residential.
Areas of the law in residential tenancies such as Deposit Protection, Tenant Fees Act and many health and safety laws do not apply to this type of let.
