Homes Without Harm

Because Every Home Should Be a Place of Safety

As a letting agent and property manager, we believe that a home should be more than just four walls—it should be a place of safety, stability, and support. Unfortunately, we recognise that behind some doors, issues such as domestic violence, drug abuse, human trafficking, child neglect, alcohol dependency and other negative life habits can take hold, affecting individuals and families in devastating ways.

Our Role as a Property Management Agent in Safeguarding

While we are not social workers or law enforcement, our role in managing properties gives us a unique insight into what happens within the homes we let and oversee. Through routine property visits and tenant interactions, we may come across signs that something is not right. We take this responsibility seriously and are committed to doing what we can to help safeguard vulnerable individuals.

Our Policies on Identifying and Reporting Concern

Our team is trained to recognise potential signs of abuse, neglect, or criminal activity when conducting property inspections or engaging with tenants. While we respect every tenant's privacy, we also have a duty of care and will take appropriate action if we suspect a serious issue, including:

• Noting signs of distress - such as unexplained damage to property, frequent noise disturbances, or clear signs of fear or coercion.

• Identifying potential neglect - especially where children or vulnerable adults appear to be living in unsafe or unsanitary conditions.

• Recognising signs of illegal activity - including properties being used for drug production, trafficking, or other forms of exploitation.

• Raising concerns where necessary - If we have reason to believe someone is at risk, we may contact relevant authorities, including the police, social services, or charities that specialise in support.
