New Fire Safety Rules for Furnished Rentals Now in Force

The Furniture and Furnishings (Fire) (Safety) (Amendment) Regulations 2025 were made on 28 April 2025 and came into force on 30 October 2025, by amending the Furniture and Furnishings (Fire) (Safety) Regulations 1988.
The key changes include a narrower definition of “furniture”, excluding certain baby and children’s products such as cots, prams, and small mattresses. The requirement for a display (swing) label on new products is removed, but the permanent fire-safety label remains mandatory.
The time limit for enforcement authorities to take action is extended from six to twelve months. Landlords and letting agents should consider how these processes might change any office procedures. The standards have not really changed the standard of furniture, though changes to these rules are planned.
