The Renters Rights Bill, which has already passed through the House of Commons, is set to be debated in the House of Lords at Committee Stage later this month. Proposed amendments to the Bill have garnered support from the industry, particularly those addressing the delay in implementing the ban on Section 21 ‘no-fault evictions.’
In addition to the proposed delay, the amendments suggest several other changes, including the retention of fixed-term tenancies, linking rent increases to inflation, and introducing measures to ensure student lets remain functional and sustainable.
One key amendment calls for the Government to clarify within six months how it plans to increase county court resources to manage the potential rise in cases if Section 21 is abolished. Another amendment proposes delaying the ban until a review can be completed.
It remains to be seen whether ministers will support these amendments when they are formally voted on in the House of Lords, but is at least encouraging to see more thought into the logistics of this new major piece of legislation is being given thought rather than racing it through with a sledge hammer approach!
