Landlords increasing risk with D-I-Y inventories

Landlords could be at risk of increased deposit disputes as a result of D-I-Y inventory reports. Landlords who carry out their own inventories can lack sufficient detail to provide evidence in the event of a dispute.

In most cases, landlords are omitting enough detail including photographs and full description of a property along with details of any damage and its exact location. Supporting photographs should be high quality when printed in A4 or A3 easily showing the damage.

A landlord could find themselves facing high costs if using a poorly executed inventory. For example, if a tenant cracks a tile or breaks the shower but claims it was already damaged when they moved in, the landlord could face the cost of repair or replacement due to lack of evidence showing the original condition of the room. Kitchens are a commonly disputed area. If a landlord fails to include a report of the condition of units and worktops, then they will have no grounds to charge the tenant for damages such as saucepan burns and chips and cracks in the cupboards.

It is essential that there is thorough and detailed inventory report which will enable both parties to be treated fairly and reasonably. The inventory documentation serves several important factors including an unbiased record of the condition of the property and its contents. It also forms part of the legally binding contract that is set out in the tenancy agreement between the tenant and the landlord.
